How We Handle Maintenance on Your Property
MONTHLY OR AS NEEDED OPERATING EXPENSES
IPM will gladly help hire professional handyman for the upkeep of your investment. This way you will be certain that your property maintains its curb appeal. We will monitor for both the exterior and the interior maintenance of your property to ensure that it achieves its highest potential use.
Our standard operation expenses consists of:
All maintenance and repair request from tenants must be in writing and on our Maintenance Request Form unless it is an emergency. Emergencies and their procedures are defined in our company policy covered by CAA lease agreement or by state and federal law.
FOR MAINTENANCE/ REPAIRS UP TO $100.00
For all repair(s) that is under $100 or qualified emergencies, we will sent our contract vender out to take care of it right the way.
FOR MAINTENANCE/ REPAIRS UP TO $499.00
If repair(s) is over limit but under $499.00; our representatives will contact the Owner for verbal approval. Our representatives will dispatch at least two vendors, all licensed contractors, and negotiate for the lowest and/or best bid.
FOR MAINTENANCE/ REPAIRS UP TO OR HIGHER THAN $500.00
If repair(s) is up to $500.00 or higher, our representatives will contact the Owner for approval in writing. Our representatives will dispatch at least two vendors, all licensed contractors, and negotiate for the lowest and/or best bid.
